Legal Output Packets + Counsel Review

CondoSteward is developing a premium Legal Output Packet — a professionally formatted, statutorily indexed document packet designed to support attorney review. CAM firms will be able to submit packets for professional legal review through our platform, with reviewed packets receiving a verifiable Counsel Reviewed or Counsel Approved designation backed by a QR-linked audit record. Scope and fees for legal review are set by participating attorneys. CondoSteward assembles the packet. The attorney conducts the review.

A Legal Output Packet is a premium document export assembled by CondoSteward and formatted specifically to support professional legal review. It includes a structured document index, a statutory reference table mapping each document to its relevant regulatory requirement, a gap analysis showing what is on file, what is missing, and what is in review, and a professional cover page with the association name, export date, and audit trail reference. It is designed to give an attorney everything they need to conduct an efficient, thorough review of a building's document record.

These are two distinct designations that reflect different levels of attorney engagement. Counsel Reviewed means a licensed association attorney received the Legal Output Packet and provided a written professional assessment — noting what they observed, flagging anything potentially incomplete or problematic, and sharing their professional opinion on the documents on file. Counsel Approved means the attorney went a step further and issued a formal written statement that the documents included in the packet satisfy the referenced statutory requirements as of the review date. Counsel Approved represents a higher standard, higher attorney fee, and greater attorney commitment. Not all attorneys will offer the Counsel Approved tier. CondoSteward does not determine which designation applies — the attorney does, based on their own professional judgment.

The CAM firm purchases a Legal Output Packet through CondoSteward. CondoSteward assembles the packet from documents already on file in the vault and delivers it in a format optimized for attorney review. The CAM firm then engages a participating attorney directly, pays the attorney's review fee directly, and receives the attorney's written output. CondoSteward serves as the document assembly and workflow platform — it is not a party to the legal engagement, does not provide legal advice, and does not determine the scope or outcome of the attorney's review. The attorney's relationship is with the CAM firm, not with CondoSteward.

Each badge is generated dynamically by CondoSteward and embedded in the exported Legal Output Packet. It includes the reviewing attorney's name and firm, the month and year of review, and a QR code linking to a verification page at condosteward.com/verify. Anyone who receives a document bearing a CondoSteward badge — a lender, insurer, engineer, or board — can scan the QR code to confirm the badge is authentic, view the scope of the review, and see the documents that were included. The badge is specific to the documents reviewed and the date of review. It does not represent ongoing status or standing. Professional review remains required for all legal and engineering determinations.
